HOMEOWNER'S ASSOCIATION

  • The general purpose of the Homeowner’s Association is maintaining the Common Areas, Reserve Areas and/or Park Areas.
  • Membership in the Association shall consist of all owners of lots in the addition.
  • Annual fees are calculated on a per lot basis. The owner is responsible for the Association fees as established by the board of directors. Such fees may be increased up to and including ten percent (10%) per year. No lot owned by the Developer shall be subject to assessment.
  • No lot shall be entitled to more than one (1) vote, regardless of the number of owners.
  • Maintenance of the Common Areas is the sole responsibility of the Association. Common areas covered by grass shall be maintained and mowed in season at regular intervals. Concrete appurtenances in the Common area shall be maintained in good condition and replaced if damaged. The Common area shall be kept free of trash and debris.
  • Developer shall have the right and power to execute all documents and do all other acts and things affecting the addition which Developer determines are necessary or desirable in connection with the rights of Developer under the Declaration, including the execution and filing of various Covenants, Conditions and Restrictions for the addition.
